Here's where you can get a template to prepare a valid Party Wall Notice, under the terms of the Party Wall etc Act 1996.

Notices for Different Proposed Works

Please read and select from the options below:

Line of Junction

Notices under this part of the Act need to be prepared and served if you are building a new wall (where there is none currently) on your land, but with its exterior face on the Boundary (the Line of Junction as the Act calls it), which might be next to an existing wall on the neighbour's property.

Party Wall Alterations

Notices under this part of the Act need to be prepared and served, if you are undertaking any material works to an existing Party Wall (e.g. cutting into, raising, lowering, thickening, underpinning) or Party Fence Wall (what the act calls a garden wall built astride the boundary).

Excavation within 3m

Notices under this part of the Act need to be prepared and served, with an appropriate drawing, if you are excavating within 3m of a neighbour's building and anticipate that your excavation will be deeper than it's existing foundations.
